What Your Developer Must Fix Under NHBC and the New Homes Quality Code

Many homeowners don’t realise they have strong rights under new build warranty schemes like NHBC, LABC, Premier and under the New Homes Quality Code (NHQC).

What Builders Must Fix:

  • All defects reported within the first 2 years (cosmetic or structural)

  • Health and safety-related snags must be resolved immediately

  • Issues beyond 2 years (up to 10) if they relate to structural failure

How to Report:

  • Email your developer with a copy of your snagging report

  • Include photos and clear descriptions

  • Ask for confirmation and repair dates

If your builder ignores your request:

  • Escalate to NHBC or the New Homes Ombudsman

  • Keep records of all communication
