Before completion – If your builder allows access, the best time is before you move in. This way, repairs can be scheduled before you take possession.

Immediately after completion – If pre-completion access isn’t allowed, book the inspection as soon as you have the keys, before furniture and belongings are in place.

Within the warranty period – Most defects must be reported within the first two years. After this, you may struggle to hold your builder accountable.

Many buyers put off snagging until “later.” But defects become harder to fix once you’ve moved in, and builders may resist claims outside the early warranty stage. Some issues — like poor insulation or hidden leaks — may not be obvious until they’ve already caused damage.
