Why you MUST get a thermal imaging survey before buying your new home

When you are looking to purchase a new property, it is vitally important that you ask your mortgage provider or estate agent if the property has had a full thermal heat loss survey carried out in every room including the loft to check the thermal efficiency of the property. This becomes even more vital if the property in question is an older property that has had an extension or additions to the main building structure, all too often purchasers do not request this information and end up inheriting a property that issues with cold walls in one or more rooms which leads to very high energy bills during the colder months.


What to do if a thermal imaging survey HAS been carried out


If when you ask your estate agent or lender if the property has had a full thermal heat loss survey, if the answer comes back as yes then you are in your rights to request a copy of the report and read through it to see if there were any areas that have poor thermal efficiency. If you find any failings then you are in your rights to ask for these issues to be addressed prior to you completing the purchase, as you do not want to inherit these issues which will leave you with high bills in the colder months. If the seller does not or cannot get these works complete for you, then you can go back to your estate agent/lender and ask for the cost of these remediations be taken off the sale price and you would have to get these issues sorted yourself.

However, if when you ask if there has been a thermal efficiency survey carried out the answer in a no, then you must insist that one gets carried out for the reasons above, as you do not want to inherit high bills in the winter months and be left with cold rooms and possible damp issues.


Either way you should not be inheriting these problems once you have moved into your home, as it could end up costing you a lot of money to put it right potentially running into the thousands of pounds depending on the issues.
